Hard money lenders for bad credit

The lowest published minimums among 15 national lenders are 600 for fix and flip (Easy Street Capital and Express Capital Financing, which says lower scores can be discussed case by case) and 620 for rentals (Griffin Funding). None advertises a no-credit-check loan. A lower score usually costs leverage, a higher rate or a larger down payment.

Kiavi, LendingOne, Sherman Bridge and Builders Capital do not publish a minimum score on the pages we read. Kiavi says your FICO score is one of the factors that sets your leverage.

How a lower score changes your terms

  • Less leverage. RCN Capital's rental loans drop from 80% of value at 700+ to 75% at 680 to 699 and 65% at 660 to 679 on purchases. Ternus cuts new construction leverage by 10% at 650 to 679 and 5% at 680 to 699.
  • A higher ratio. Ternus asks for a 1.15 DSCR at 650 to 679 credit instead of 1.00 at 680+.
  • A higher rate. Upright says its DSCR pricing improves at 700 and again at 740.
  • A higher minimum. CoreVest says some programs or multi-property portfolios may require 680 or 720.
  • A bigger down payment. Griffin Funding offers 15% down only at 740+ credit.

Is there a hard money loan with no credit check?

None of the 15 national lenders we checked advertises a loan with no credit check. Some limit the first check to a soft pull: New Silver's application uses a soft pull, Lima One's construction preapproval uses a soft pull with a hard pull once the loan is submitted, and Kiavi gives a rental rate quote without a hard pull. Lima One says a hard pull is required once a loan is submitted; ask any lender when it runs a hard pull.

How to improve your odds with lower credit

  • Bring more cash. Lenders that publish credit tiers lend less at lower scores, so a larger down payment fills the gap.
  • Lead with experience or equity. Upright says strong builder experience, meaningful equity or a clear exit can support a construction file that is light on credit.
  • Match the lender to the loan. Minimums differ by program at the same lender: Easy Street Capital asks 600 on flips but 680 on construction.
  • Consider local private lenders. They set their own rules; see private money lenders and your state page.

Frequently asked questions

What is the lowest credit score for a hard money loan?

Among the national lenders we checked, Easy Street Capital and Express Capital Financing publish 600 for fix and flip, and Express Capital says scores below 600 can be discussed case by case. For rental (DSCR) loans, Griffin Funding publishes 620.

Can I get a hard money loan with bad credit?

Often, if the deal is strong. Hard money lenders size loans mainly on the property, and several publish minimums of 600 to 650. A lower score usually means less leverage, a higher rate or a larger down payment.

Are there hard money lenders with no credit check?

None of the 15 national lenders we checked advertises one. New Silver and Lima One (construction preapproval) start with a soft pull, and Kiavi quotes rental rates without a hard pull. Lima One says a hard pull follows once the loan is submitted.

Does credit score affect hard money loan terms?

Yes. RCN Capital lowers its rental loan-to-value from 80% at 700+ to 65% at 660 to 679, Ternus cuts construction leverage by up to 10% below 680, and Griffin Funding offers 15% down only at 740+.
