How DSCR is calculated

DSCR = gross monthly rent / monthly PITIA, where PITIA is principal, interest, property taxes, insurance and HOA dues. A DSCR of 1.00 means the rent exactly covers the payment; above 1.00 the property has room to spare, below 1.00 the rent falls short.

Example

ItemPer month
Principal and interest ($200,000, 7%, 30 years)$1,330.60
Property taxes ($3,000 a year)$250.00
Insurance ($1,200 a year)$100.00
HOA dues$0.00
Total PITIA$1,680.60
Rent$2,000.00
DSCR ($2,000 / $1,680.60)1.19

Minimum DSCR by lender

Published minimums among the lenders we checked run from no minimum (Easy Street Capital and Griffin Funding) to 1.1 (Groundfloor), and Ternus asks for 1.15 below 680 credit. Lenders also weigh credit score, loan-to-value and cash reserves, and each lender decides which rent figure and expenses go into its own DSCR, so its number can differ from this calculator's.

Frequently asked questions

How do you calculate DSCR?

Divide the gross monthly rent by the monthly PITIA payment (principal, interest, property taxes, insurance and HOA dues). For example, $2,000 rent / $1,680.60 PITIA = a DSCR of 1.19.

What is a good DSCR for a rental loan?

1.00 or higher means the rent covers the full payment. Among the lenders we checked, published minimums run from no minimum to 1.1, and several publish minimums below 1.00: New Silver and LendingOne 0.75, Kiavi and CoreVest 0.8, and Upright 0.90.

Does an interest-only loan change the DSCR?

Yes. An interest-only payment is lower than an amortizing payment, so the same rent gives a higher DSCR. Tick the interest-only box in the calculator to compare.

Is DSCR the same for every lender?

No. Each lender decides which rent figure and expenses go into its DSCR, so treat this calculator as an estimate and ask each lender how it calculates DSCR.
