San Antonio hard money lenders form a smaller, older market than Houston or Dallas. Texas Equity Lending says it has lent in Texas since 1993 and is based in San Antonio, the local offices are on Rhapsody Drive, San Pedro Avenue and Blanco Road, and two of the lenders below are Houston and Dallas-area firms that name San Antonio as a market on their own sites. The city also has the lowest Census median home value of the ten cities with pages on this site, $235,700, which shapes every number that follows.

Ratings and review counts are as shown on each lender's Google Maps listing on October 30, 2026. Terms are quoted from each lender's own website, read the same day; "None published" means its site gives no rates or leverage. Listed alphabetically, not ranked. Confirm current terms with the lender.

Searchers Capital publishes the widest set of numbers: fix-and-flip rates of 7% to 13%+, loans of $50K to $1M+, and up to 70% of project cost, across Texas, Georgia, Florida, Alabama, Oklahoma, Ohio, Kentucky and Tennessee. Corridor Funding, in Spring Branch north of the city, lists loan products from 5.99% and 30-year rental loans from 6.5% with 0% origination. High Ridge Lending focuses on new construction and does not publish terms.

How much each San Antonio lender would lend on a median-priced house

The local lenders here express leverage very differently, and on a $235,700 property the difference is large. The table applies each lender's published limit to the city's median value, or for cost-based limits to the flip worked out further down ($129,990 price plus a $35,000 rehab).

LenderPublished limitLoan on this deal
Texas Equity Lending40% to 50% of value$94,280 to $117,850
Searchers Capital70% of purchase plus rehab$115,493
Binary Investments75% of value$176,775
Investmark Mortgage75% of value$176,775
Express Capital (national)90% of price plus all rehab$151,991

Texas Equity Lending's 40% to 50% ceiling fits its equity-loan focus: it suits a borrower with a large down payment or other collateral, not a buyer who wants the lender to carry the rehab. At the other end, the national Express Capital program would fund $151,991, leaving $12,999 for you to bring. The rest sit in between, and the right fit depends on how much cash you want tied up in one house.

Fix and flip loans in San Antonio: a worked deal

Take a house that would sell for the $235,700 median after an assumed $35,000 renovation. The 70% rule sets the most you would pay at $129,990. Express Capital Financing, which says it lends in Texas, publishes rates of 10% to 12% and leverage up to 90% of acquisition and 100% of renovation (its meta description says up to 75% of total project cost) (Express Capital); it does not publish its fees.

Price set by the 70% rule; rehab and the five-month hold are assumptions; interest at the low end of Express Capital's published range on a loan of 90% of the price plus all rehab. Fees are not published, so they are not shown.

At 12%, the top of the published range, five months of interest rises to $7,600 and the margin before selling costs falls to $63,110. On a lower-priced house every fixed cost takes a bigger share, so a lender's minimum fee or a few extra weeks of interest weighs more here than in Seattle or Boston. Searchers Capital's $50K minimum loan fits this price range; check minimums before you apply.

The rate you get changes the result more than any other input. Here is five months of interest on the same $151,991 loan at each rate published by a lender that names San Antonio as a market:

Binary Investments lists a flat 9.5% and Investmark Mortgage 9.99% interest-only; Searchers Capital's range is 7% to 13%+. Points and fees are extra and mostly not published.

The 70% rule is just as sensitive to the rehab estimate. At the $235,700 median resale value, a $20,000 rehab allows a price of $144,990, $35,000 allows $129,990, and $50,000 allows $114,990. Each extra dollar of rehab comes straight off what you can pay, so get contractor bids before you make offers, and ask the lender whether it funds rehab upfront or in draws after inspections.

Lenders from Houston and Dallas that lend here

Binary Investments is based in downtown Houston and names El Paso, Houston, Dallas-Fort Worth and San Antonio as its markets; it lists 9.5%, up to 75% LTV and loans from $100K to $3M. Investmark Mortgage, in Irving, lends across Texas from 9.99% interest-only at up to 75% LTV. Binary's $100K minimum matters here: on the flip above, a 75% loan on a $129,990 purchase is $97,492, comfortably over it, but a cheaper house could fall below it. Ask an out-of-town lender who inspects the property and how draws are released when its office is in another city.

Hard money loans in San Antonio for rentals

San Antonio's gross yield, twelve months of the $1,324 median rent against the median value, is 6.74%, the highest of the ten cities covered here. That makes the refinance exit easier. Using Corridor Funding's published 30-year rental rate of 6.5% on a loan of 75% of the median value ($176,775), principal and interest come to $1,117.34 a month, and the median rent covers that 1.18 times before taxes and insurance. At a 1.0 ratio on principal and interest, the rent supports about $209,471.

Add the city and county levies, $160.65 a month on the median value, and the ratio drops to 1.04, before school district taxes and insurance. A house that rents above the citywide median, or a duplex with two rents, would clear a 1.0 lender with room to spare. For rental-loan options from national lenders, see DSCR loans in Texas.

Bexar County foreclosure sales at 100 Dolorosa

Bexar County says foreclosure sales are conducted on the first Tuesday of every month between 10:00 AM and 4:00 PM on the west side of the Bexar County Courthouse at 100 Dolorosa, or where the Commissioners Court designates (Bexar County FAQ). The same page answers the question many first-time buyers ask: yes, anyone may bid.

  • Arrange proof of funds or a lender commitment before the first Tuesday; a lender that cannot close quickly cannot help on sale day.
  • Ask the lender whether it will fund a property you could not inspect inside.
  • Budget the city and county tax rows below from the first month you own the house.

City of San Antonio and Bexar County property tax

Bexar County's 2025 official rate table lists the City of San Antonio at $0.541590 per $100 and Bexar County at $0.276331 per $100 (bexar.org 2025 rates). On the $235,700 median value that is $1,276.53 to the city and $651.31 to the county, $1,927.84 a year together, before school district and other rows.

Ground-up construction and equity loans in San Antonio

Two kinds of borrowers are served by lenders outside the flip mainstream. For new building, High Ridge Lending lists new construction, Corridor Funding ground-up construction and Searchers Capital construction loans; only Searchers publishes numbers, and they are for flips, so ask each for its construction draw schedule and how much of land cost it will finance. For owners who already hold property, Texas Equity Lending lists equity loans and cash-out refinances at 40% to 50% LTV, a fit when you need cash quickly and have plenty of equity. On a property worth the $235,700 median, that range is $94,280 to $117,850 before any existing lien is paid off.

Questions to ask a San Antonio lender

  • Is your leverage based on value, on purchase price or on total project cost? The table above shows how far apart those can be on one house.
  • What is your minimum loan, and does a house under the median price still qualify?
  • Will you fund a purchase at the Bexar County sale, where anyone may bid, and how soon after the sale must the money arrive?
  • If I plan to rent the house, will you refinance me into a 30-year loan, as Corridor Funding offers, or do I need a second lender?

San Antonio housing in Census figures

$235,700median home value (B25077)
$1,324median gross rent (B25064)
47.8%of occupied homes rented (B25003)
612,901housing units (B25001)

San Antonio is the only one of the three Texas cities here where owners slightly outnumber renters: 289,380 owner-occupied homes against 265,201 rented (47.8% renter share). The ACS counts 612,901 housing units, about 58,320 of them unoccupied when surveyed. A larger owner base means more resale buyers for a renovated house, while the $1,324 median rent keeps the rental exit open, which is why both exits were worked out above.

National lenders for San Antonio deals

Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding say they lend in Texas; Groundfloor, RCN Capital and CoreVest do not publish where they lend. The Texas hard money lenders page compares their rates and leverage.
