Georgia DSCR lenders

Georgia uses a security deed rather than a mortgage and taxes long-term notes when they are recorded. Ten DSCR lenders here say they lend in Georgia, and its $1,575 median rent ranks third of the eight states covered.

  • Easy Street Capital: Statewide, including Atlanta and Savannah (its Georgia DSCR page)
  • Upright: Available statewide (its Georgia page)

Easy Street Capital's Georgia page names Atlanta and Savannah. Kiavi has a Georgia DSCR program page. CoreVest runs a Georgia DSCR page, and Upright says DSCR rental loans are available statewide.

Visio Lending requires an LLC or other entity for Georgia borrowers, one of eight states it names. Griffin Funding, New Silver, Express Capital Financing, Lima One, LendingOne and Ternus cover Georgia through their state lists.

A Georgia rent in the DSCR formula

Georgia's median gross rent reached $1,575 in 2025 (Census ACS 2025, table B25064). Kiavi's 0.8x floor lets that rent support a payment of $1,969; the same rent covers $1,575 at 1.00x.

At Kiavi's advertised 6.375% and an assumed $350 a month for taxes and insurance, Georgia's median rent carries a 30-year loan of about $259,400 at 0.8x, $196,300 at 1.00x or $145,800 at 1.25x.

  • Kiavi: 0.8x minimum at its advertised 6.375% gives about $259,400
  • Upright: 0.9x minimum at its advertised 5.99% gives about $233,700

Full PITIA at the median home. Assume 20% down on the $303,300 median value, so a $242,640 loan at 6.375% (the starting rate Kiavi advertises) over 30 years: $1,514 a month in principal and interest. Add the median property tax ($2,341 a year, $195 a month) and an assumed $1,200 a year for insurance, and PITIA is $1,809. Against the $1,419 median 3-bedroom rent the DSCR is 0.78. That is below Kiavi's published 0.8x minimum. To reach 1.00x at that rent, the loan would have to fall to about $180,100, which means about $123,200 down (40.6% of the value).

In Georgia the median rent is $1,326 for two bedrooms, $1,419 for three and $1,847 for four (B25031). Half of Georgia homes were built in 1992 or later (B25035).

Bedroom count changes the answer in Georgia: the median 4-bedroom rent of $1,847 against the same $1,809 PITIA gives a ratio of 1.02, enough for a 1.00x lender, while the 3-bedroom falls short.

Georgia renters and prices

33.8% of Georgia's 4,269,857 occupied homes were rented in 2025 (table B25003). Rent grew 4.6% from $1,506. Home prices rose +1.8% over the year to 2026 Q2 (FHFA); Atlanta-Sandy Springs-Roswell gained +1.3% and Marietta +1.2% (FHFA metro index).

Georgia prices rose +38.9% in five years, ahead of Florida (+37.5%) and Alabama (+36.1%) and behind North Carolina (+41.5%) and South Carolina (+45%).

Georgia's security deed

The standard Fannie Mae and Freddie Mac instrument for Georgia is a security deed (Form 3011) rather than a mortgage, so expect a security deed at closing; private DSCR lenders write their own documents. Source: Freddie Mac uniform instruments.

Georgia transfer and intangible taxes

Georgia charges a real estate transfer tax of $1 for the first $1,000 and 10 cents per $100 after that, paid by the person who signs the deed, and an intangible recording tax of $1.50 per $500 on long-term notes secured by Georgia real estate, owed by the holder. Sources: Georgia DOR, real estate transfer tax, Georgia DOR, intangible recording tax.

On the $303,300 median home with 20% down, a $242,640 loan, the transfer tax is $303.30 and the intangible recording tax on the note is $729.

Two Georgia-based lenders on this site list rental loans; neither publishes rates. Locklin Capital (Woodstock, GA: fix and flip, bridge, new construction, DSCR rental, cash-out refinance, portfolio); Noble Park Capital (Atlanta, GA: short-term rehab and long-term rental loans).

What this means for a Georgia DSCR deal. The median Georgia home ($303,300) rents for $1,419 with three bedrooms, a 18.1 price-to-rent ratio that leaves the full PITIA test at 0.78, just under Kiavi's 0.8x. Budget the intangible recording tax at closing, and if you plan to use Visio Lending, set up the LLC before you sign the contract.

Before you apply in Georgia

  • Form an LLC first if you plan to use Visio Lending.
  • Ask whether the intangible recording tax is passed to you at closing.
  • Expect a security deed, not a mortgage, at the closing table.
