Ratings and review counts are as shown on each lender's Google Maps listing on October 30, 2026. Terms are quoted from each lender's own website, read the same day; "None published" means its site gives no rates or leverage. Listed alphabetically, not ranked. Confirm current terms with the lender.

Paces Funding is Atlanta-based but lends nationwide, quoting 11% to 14%, 2.75 to 4.5 points, up to 70% of ARV and loans from $25,000 to $20,000,000. Hard Money Georgia typically lends at 13% to 14% with a 5-point origination fee and asks the borrower to bring 35% of the purchase price. Fairview Commercial Lending lends up to 50% to 60% of current value or price in Georgia, Colorado and Florida. Baker Collins & Co. funds up to 90% of cost on rehab loans of $100,000 to $2,500,000, and Yieldi averages about 2% origination as a nationwide bridge lender that also runs a real estate investment platform.

Hard money loans in Atlanta: the same loan at four price points

To see what the spread means, price one loan four ways: $285,740, which is 65% of Atlanta's $439,600 median home value and within the stated leverage of the four lenders compared (Fairview Commercial Lending, at 50% to 60% of value, would lend less), held seven months with interest-only payments, using the low end of each published rate and points range.

Loan of $285,740 (65% of the median value). Easy Street Capital 8.90%, 0 points (low end of its 0 to 2) and its $1,995 document fee; Paces 11% and 2.75 points; Hard Money Georgia 13% and 5 points; Hard Money Loans Georgia 16% and 6 points (minimum $6,000).

The gap between the first and last bar is $26,984 on one loan. The higher-cost lenders also lend less of the value (never more than 65% at Hard Money Loans Georgia; 35% down at Hard Money Georgia), so compare both the price and the cash each one leaves you to bring.

A flip on Atlanta's median home with a national lender

Assume a house that would resell at the $439,600 median after an assumed $60,000 renovation. The 70% rule puts the most you would pay at $247,720, so the total cost is $307,720. Ternus, which says it lends in Georgia, lends up to 90% of the purchase price (set by your credit score) plus 100% of the renovation budget, capped at 70% of ARV; its Elite program for experienced investors goes to 100% of purchase and renovation, capped at 75% of ARV (Ternus).

Standard program

90% of $247,720 plus the full $60,000 is $282,948, under the 70% ARV cap of $307,720. You bring $24,772, the 10% of the price the loan does not cover, before closing costs.

Elite program

100% of cost is $307,720, under the 75% ARV cap of $329,700, so an investor who qualifies could finance the whole purchase and rehab and bring only closing costs, points and interest.

Ternus does not publish a rate or origination fee; both are priced by experience, credit and leverage when you prequalify. For a priced comparison, use the bar chart above, and rerun the deal with a quoted rate in the fix and flip calculator.

Private money lenders in Atlanta: who fits which deal

  • Low leverage, quick decisions: Fairview Commercial Lending (50% to 60% of value) and Hard Money Loans Georgia (65% maximum) suit borrowers who have equity or a large down payment.
  • Rehab funding: Groundfloor Lending (up to 100% of renovation) and Baker Collins & Co. (up to 90% of cost).
  • Commercial property: KASHER Capital lends the lesser of 80% of as-is value or 80% of cost on commercial purchases, from $75,000.
  • Bring 35%: Hard Money Georgia's published structure assumes the borrower funds 35% of the price.

Loan sizes against Atlanta prices

Atlanta's $439,600 median value sits inside every local lender's range, but the minimums differ enough to matter on cheaper houses. Hard Money Loans Georgia starts at $20,000 and Paces Funding at $25,000; KASHER Capital and Groundfloor Lending start at $75,000; Baker Collins & Co. at $100,000; and Fairview Commercial Lending at $150,000, with lower amounts in Georgia. At the top, Paces goes to $20,000,000 and Hard Money Loans Georgia to $5,000,000, while Baker Collins caps rehab loans at $2,500,000 and Fairview at $2 million. If you buy small multifamily or several houses at once, the caps can decide the lender before the rate does.

Georgia transfer tax on an Atlanta purchase

Georgia's real estate transfer tax is $1 for the first $1,000 of the sale price and 10 cents for each additional $100 or fraction, paid by the person who executes the deed, normally the seller (Georgia DOR). On the $439,600 median price that is $439.60, about a tenth of a percent, far below the transfer taxes in cities such as New York or Seattle.

Fulton County millage

Fulton County held its general fund rate at 8.87 mills for 2025, the fourth year in a row (Fulton County). A mill is $1 per $1,000 of taxable value, so the county general fund takes $887 per $100,000 of taxable value. This is the county general fund rate only, and it applies to taxable value rather than to your purchase price.

Foreclosure auctions at 136 Pryor Street

Georgia foreclosure auctions take place on the first Tuesday of every month (the first Wednesday if Tuesday is a holiday), between 10 a.m. and 4 p.m. on the courthouse steps. For Fulton County property, the auctions are in downtown Atlanta on the front steps of the Fulton County Courthouse at 136 Pryor Street (Georgia Consumer Protection). The lender must advertise once a week for the four weeks before that first Tuesday, which gives buyers about a month to line up financing.

The Fulton County Sheriff's tax sales run on the same first-Tuesday schedule, 10 a.m. to 4 p.m. (Fulton County Sheriff). If you plan to buy at either sale, confirm with your lender before the advertising period ends that it will fund a courthouse-steps purchase.

Refinancing an Atlanta rental

If the exit is a rental refinance, run the rent first. Kiavi, which lends in Georgia, lists DSCR loans as low as 6.375% with a 0.8x minimum (Kiavi). An 80% loan on the $439,600 median value is $351,680 at $2,194.03 a month in principal and interest, which the $1,711 median rent covers 0.78 times; at the 0.8x floor it supports about $342,820. Questions to ask an Atlanta lender

  • Is the origination fee a percentage or a minimum dollar amount? Hard Money Loans Georgia's $6,000 floor outweighs its 6 points on any loan under $100,000.
  • Do you fund the renovation, and how much of it? Groundfloor Lending says up to 100%; others publish only a total loan-to-cost.
  • Will you lend on a courthouse-steps purchase at 136 Pryor Street, and can you close within the four-week advertising window?
  • Who pays the Georgia transfer tax and any recording taxes under my contract, and are they counted in the closing statement you underwrite?

Atlanta in Census figures

$439,600median home value (B25077)
$1,711median gross rent (B25064)
53.6%of occupied homes rented (B25003)
265,899housing units (B25001)

Atlanta has the highest share of unoccupied housing of the ten cities with pages here: 29,431 of 265,899 units (11.1%) were not occupied when surveyed. Renters hold 53.6% of the 236,468 occupied homes, and the $1,711 median rent is 4.67% of the median value over a year. A high share of empty units can mean more distressed and vacant houses to buy, but it also means a longer wait for a tenant or a buyer, so budget extra months of interest on any Atlanta loan.

National lenders that lend in Georgia

Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding say they lend in Georgia; Groundfloor, RCN Capital and CoreVest do not publish a state list. See the Georgia hard money lenders page for their rates and leverage and DSCR loans in Georgia for rental refinancing.
