Ohio DSCR lenders
Ohio has the lowest median rent of the eight DSCR states on this site, $1,155, and the second-fastest rent growth. That combination shapes everything below: small loans, tight ratios, and lenders whose minimum loan size starts to matter. Ten lenders here say they lend in Ohio, and an eleventh, Visio Lending, says no prepayment penalty is required on its Ohio loans.
- Easy Street Capital: Statewide, including Cleveland and Columbus (its Ohio DSCR page)
- Upright: Available statewide (its Ohio page)
- CoreVest: Has an Ohio DSCR page, which shows DSCR (1.0x); its 30-year DSCR page says 0.80x
Easy Street Capital's Ohio page names Cleveland and Columbus and claims statewide coverage. Upright says DSCR rental loans are available statewide in Ohio. CoreVest has an Ohio DSCR page. Kiavi keeps Ohio on its state list, as do New Silver, Express Capital Financing, Lima One, LendingOne and Ternus, and Griffin Funding says it lends in every state.
Visio Lending says no prepayment penalty is required in Ohio, one of five states it names. Visio Lending shows its states on an interactive map rather than a list.
Small loans: the DSCR math in Ohio
At Ohio's 2025 median gross rent of $1,155 (Census ACS 2025, table B25064), a 1.00x ratio caps the payment at $1,155. Upright publishes a minimum of 0.9x, which stretches that to $1,283.
With an assumed $350 a month set aside for taxes and insurance and Upright's advertised 5.99% (as of August 2026), the 30-year loan comes to about $155,800 at 0.9x, $134,400 at 1.00x and $95,800 at 1.25x. Express Capital Financing lends from $50K, CoreVest from $75K and Ternus from $70K, which suits loans this size.
Ohio loans are small, so the spread between lenders is in the tens of thousands. With an assumed $350 a month for taxes and insurance, the state's median rent supports:
- New Silver: 0.75x minimum at its advertised 6.875% gives about $181,100
- Kiavi: 0.8x minimum at its advertised 6.375% gives about $175,300
- Upright: 0.9x minimum at its advertised 5.99% gives about $155,800
- Express Capital Financing: 1x minimum at its advertised 6.25% gives about $130,700 (it also offers a no-DSCR option)
- Lima One Capital: 1x minimum at its advertised 6.5% gives about $127,300

Full PITIA at the median home. Assume 20% down on the $214,800 median value, so a $171,840 loan at 5.99% (the starting rate Upright advertises) over 30 years: $1,029 a month in principal and interest. Add the median property tax ($2,822 a year, $235 a month) and an assumed $1,200 a year for insurance, and PITIA is $1,364. Against the $1,176 median 3-bedroom rent the DSCR is 0.86. That is below Upright's published 0.9x minimum. To reach 1.00x at that rent, the loan would have to fall to about $140,300, which means about $74,500 down (34.7% of the value).
Ohio rents are the lowest of these eight states at every size: $828 for one bedroom, $1,063 for two and $1,176 for three (B25031). The median Ohio home was built in 1970 (B25035), the oldest of the eight.
Ohio rent growth and prices
32.6% of Ohio's 4,957,873 occupied homes were rented in 2025 (table B25003). Median gross rent climbed 6% from $1,090, and home prices rose +4.3% over the year to 2026 Q2 (FHFA): Cleveland +5.1%, Dayton-Kettering-Beavercreek +4.2%, Columbus +3.6% and Cincinnati +3.2% (FHFA metro index).
Ohio prices rose +41.6% over five years, ahead of Pennsylvania (+37.2%), Kentucky (+39.8%), Indiana (+39.3%) and Michigan (+38.5%).
Ohio court foreclosure
Ohio forecloses through the courts; Ohio Revised Code 2323.07 has the court order the sale. The standard Ohio document is a mortgage (Form 3036). Source: Ohio Rev. Code 2323.07.
Ohio conveyance fees
Ohio's state conveyance fee is 1 mill ($300 on a $300,000 purchase), and counties may add up to 3 mills ($900). Sources: Ohio Department of Taxation, real property conveyance fee summary, Ohio Rev. Code 322.02.
On a $214,800 median Ohio home that is $214.80 for the state fee and up to $644.40 for the county tax.
Three Ohio-based lenders on this site list rental or DSCR loans; none publishes rates. Dayton Capital Partners (Dayton, OH: hard money rehab, transactional funding, rental, commercial rental); Casa Lending (Cleveland, OH: fix and flip, new construction, portfolio and bridge, DSCR rental); Secure Lending, Inc. (Cleveland, OH: fix and flip, fix and hold, bridge, DSCR, ground-up construction, portfolio, commercial).
What Ohio law says about deposits and notice
An Ohio landlord must itemize any deductions and deliver them with the rest of the deposit within 30 days after the lease ends and the tenant hands back possession (R.C. 5321.16). No Ohio statute caps residential late fees. Either side can end a month-to-month tenancy with at least 30 days' notice before the periodic rental date (R.C. 5321.17).
What this means for an Ohio DSCR deal. Ohio has the cheapest median home here ($214,800) and 7.9% of homes in 2 to 4 unit buildings, so small multifamily is a real option for lenders that cap at 4 units. The ratio on the median home is 0.86, just short of Upright's 0.9x, and the median home is the oldest of the eight, so set aside repair money beyond the PITIA.
