From each lender's own website, read October 29, 2026. "Not stated" means the pages we read do not say. Terms change; confirm with the lender. Not financial advice.
Kiavi, RCN Capital and Groundfloor do not mention short-term rentals on the rental pages we read. Express Capital Financing's FAQ says DSCR loans in general can finance short-term rentals but does not say it does.
How short-term rental income is counted
Easy Street Capital states the formula plainly: DSCR = projected income (rent or short-term rental income) / PITIA. What changes is the income figure. Lenders use one of three sources:
- Market data: AirDNA or similar providers (Easy Street Capital, Griffin Funding) or market-based projections (Visio Lending). Easy Street says no short-term rental history is required.
- Your booking history: documented income and occupancy (Upright, refinances only) or historical income (Visio Lending, Griffin Funding).
- The market rent from the appraisal, which Griffin Funding uses on some programs. If that figure is below what the property earns from short stays, the ratio drops.
Why the income source decides the deal
Example: a $360,000 loan at an example rate of 7.0% over 30 years, with $5,400 a year in taxes and $3,000 in insurance, is a PITIA of $3,095 a month.
| Income used | Monthly | DSCR |
|---|---|---|
| Long-term market rent | $2,600 | 0.84 |
| Projected short-term income | $4,200 | 1.35 |
Qualified on long-term rent, the ratio is 0.84: below most 1.0 minimums. On projected short-term income it is 1.35, which clears Lima One's 1.3+ short-term minimum and Upright's 1.15. Ratios are rounded down to two decimals. The inputs are illustrative; ask each lender which income figure it will use before you pay for an appraisal.
Limits that are tighter for short-term rentals
- Leverage: CoreVest's short-term rental portfolio loan (5+ properties) goes up to 70% of value, and Lima One's short-term cash-out is 70% against 75% on its single-family rentals.
- Coverage: Lima One's detail page asks for a 1.3+ DSCR and Upright 1.15 on short-term rental refinances, against 0.90 for Upright's long-term rentals.
- Local rules: Griffin Funding says the market must permit short-term rental use. Check your city's short-term rental rules before you buy.
- Purchases: Upright does not currently finance short-term rental purchases.
