Hard money lenders in New York City split between Manhattan offices, one of which lends nationwide, and small Brooklyn shops, several of which describe New York City bridge loans. Two of the nine below are on lower Broadway and one is on East 79th Street; the rest are in Brooklyn, four of them in the 11204 and 11219 ZIP codes and two more in 11211 and 11222. If you are searching for hard money lenders in New York more broadly, the state page lists the national lenders that cover all of New York State.

Ratings and review counts are as shown on each lender's Google Maps listing on October 30, 2026. Terms are quoted from each lender's own website, read the same day; "None published" means its site gives no rates or leverage. Listed alphabetically, not ranked. Confirm current terms with the lender.
Only a few NYC lenders publish terms, and those that do describe different businesses. Acqua Funding quotes $250K to $50M+ and up to 95% of purchase plus 100% of rehab for pro-level investors with a 700+ FICO, plus 80% on rate-and-term and cash-out refinances. InstaLend funds up to 90% of purchase and 100% of rehab on flips from $50K to $5M+. West Forest Capital lists rates from 10%, origination of 1.5% to 2%, and up to 100% of rehab costs. Manhattan Bridge Capital makes loans of $100,000 to $2,000,000 for terms under one year.
NYC transfer taxes on a median-priced home
Closing taxes in New York City are steep and they jump at two thresholds. The city's Real Property Transfer Tax on 1 to 3 family homes, condos and co-ops is 1% at $500,000 or less and 1.425% above that (NYC Finance). New York State adds $2 for each $500 of consideration or fraction of $500 (NYS Tax Department), and a 1% mansion tax on residences of $1 million or more, which the buyer pays (the seller must pay if the buyer does not). On the $777,600 Census median value, the city tax is $11,080.80 and the state tax $3,112, $14,192.80 together.
The first cliff is at $500,000: one more dollar of price moves the whole city tax to the higher rate and adds $2,127.01 in city and state tax combined. The second is at $1,000,000, where the mansion tax adds $10,000 by itself. Other transfers, which include buildings outside the residential classes, pay 1.425% up to $500,000 and 2.625% above (NYC Finance); at the median value that city tax alone would be $20,412. The Department of Finance also notes additional taxes on certain New York City conveyances beginning July 1, 2019, which this example leaves out.
A DSCR loan in NYC on the median rent
If you plan to hold after a renovation, a DSCR loan in NYC is the usual refinance, and the Census numbers show why that is hard on a single unit. Kiavi, which says it lends in New York, lists rental loans as low as 6.375% with a minimum ratio of 0.8x and leverage up to 80% (Kiavi; its rental loans are made by Figure Lending). An 80% loan on the $777,600 median value is $622,080, which costs $3,880.97 a month in principal and interest. The $1,821 median gross rent covers 0.47 of that.
Working backward, at Kiavi's 0.8x floor the median rent supports a loan of about $364,860. On these numbers a DSCR loan works better on multi-unit buildings or units that rent well above the median: four units at the median rent bring $7,284 a month, which clears the same payment 1.88 times on principal and interest. Taxes, insurance and any HOA or co-op charges come on top in a lender's ratio. Run your own numbers in the DSCR calculator.
Hard money loans in NYC for foreclosures and short sales
Two of the Brooklyn lenders describe one narrow product. Hard Money Brooklyn says it makes bridge loans for foreclosure and short-sale purchases in New York City, and Hard Money New York uses the same wording on its about page. These are short bridge loans meant to close a distressed purchase quickly, and none of them publishes a rate. Ask for a written term sheet, the points, and the exit the lender expects, whether a sale or a refinance.
NYC property tax classes
New York City taxes property by class. For tax year 2026 the Department of Finance lists Class 1 at 19.843%, Class 2 at 12.439%, Class 3 at 11.108% and Class 4 at 10.848% (NYC Finance tax rates). Those rates apply to assessed value, not market value, so you cannot multiply a purchase price by them. Before you underwrite a flip or a rental, pull the property's own assessed value and class from the city and use those to budget carrying costs.
New York City in Census figures
New York City is two-thirds renters: 2,241,032 of 3,334,088 occupied homes, or 67.2%, the highest share of the ten cities with pages here. The ACS counts 3,678,486 housing units, about 344,398 of them unoccupied at survey time. The median value is $777,600 against a median rent of $1,821, a gross yield of 2.81% a year, so on these medians a fix-and-sell or a short bridge pencils out more easily than holding a single unit.
National lenders that cover New York
Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding say they lend in New York; Groundfloor, RCN Capital and CoreVest do not publish where they lend. Rates, leverage and closing times for each are on the New York hard money lenders page.
What to ask an NYC lender
- Does the leverage depend on experience or credit? Acqua Funding ties its 95% figure to pro-level investors with a 700+ FICO.
- Is the rehab budget funded upfront or in draws after inspections?
- Who pays the transfer taxes in your contract, and will the lender count them in the loan-to-cost?
- Will the lender close on a co-op, or only on fee simple property?

Frequently asked questions
How much is the NYC transfer tax on a median-priced home?
On the $777,600 Census median value, the city RPTT at 1.425% is $11,080.80 and the state transfer tax at $2 per $500 is $3,112, $14,192.80 in total.
Is there a mansion tax in New York City?
Yes. New York State adds 1% of the price on residences of $1 million or more. The buyer pays it, and the seller must pay if the buyer does not or is exempt.
Do NYC hard money lenders check credit?
Some say so in their terms. Acqua Funding reserves its 95% of purchase figure for pro-level investors with a 700+ FICO; the other NYC lenders in the table do not publish a credit minimum.
How large a loan can I get from an NYC hard money lender?
Manhattan Bridge Capital lends $100,000 to $2,000,000, InstaLend $50K to $5M+ on flips, and Acqua Funding $250K to $50M+.
Does a DSCR loan work in NYC?
On a single unit at the median, rarely: the $1,821 median rent covers 0.47 of the payment on an 80% loan against the $777,600 median value at Kiavi's 6.375% starting rate. Multi-unit buildings or higher rents change that.
