Los Angeles hard money lenders are spread across a very large county. Of the fourteen below, six give a Los Angeles address (Flower Street downtown, Wilshire Boulevard in three places, Beverly Boulevard and Pico Boulevard), and the rest sit in Studio City, North Hollywood, Tarzana, Burbank, Granada Hills, Whittier, Covina and Long Beach. Several cite a California license on their own site: Twin Cal Lending lists both a Department of Real Estate license and a California Finance Lenders license, and GW Private Capital gives its DRE number.

Ratings and review counts are as shown on each lender's Google Maps listing on November 2, 2026. Terms are quoted from each lender's own website, read the same day. Listed alphabetically, not ranked. Confirm current terms with the lender before you rely on them.
The leverage column hides the biggest differences. Wilshire Quinn Capital stops at 60% of value and 60% of after-repair value on rehab loans, while Fidelity Funding goes to 80% of the purchase and all of an approved rehab budget, and Diamond Edge Financial to 90% of cost with 100% of construction costs. SDC Capital lends 70% of the price plus up to 100% of renovation on its fix-and-flip program but caps the loan at 65% of ARV, and TOV Capital does the same at 85% of cost and 65% of ARV. GW Private Capital says it can fund up to 100% of the purchase for qualified borrowers.
Loan sizes also sort the field. Twin Cal Lending starts at $500K and Wilshire Quinn Capital at $500,000, which rules them out for a small condo; GW Private Capital starts at $20,000 and Private Money Lenders, Inc. and Mortgage Vintage at $50,000. At the top, Fidelity Funding quotes $50M+ and TOV Capital $30M.
Six months of interest at each published rate
To compare pricing on one loan, take $598,780, which is 65% of the city's $921,200 median home value, held for six months with interest-only payments. At these sizes one percentage point of rate costs about $2,994 over the half year.
| Lender | Rate as published | Six months of interest | Points as published |
|---|---|---|---|
| Pacific Loanworks | 7.99% to 13% | $23,921 to $38,921 | Not published |
| Private Money Lenders LLC | From 8.5%, plus origination from 1 point | $25,448 | $5,988 (1 point) |
| Source Capital Funding | 8.99% to 11.99% (first mortgages) | $26,915 to $35,897 | Not published |
| SDC Capital | From 8.99% | $26,915 | Not published |
| Wilshire Quinn Capital | 9% to 12%, interest-only | $26,945 to $35,927 | Not published |
| TOV Capital | From 9.99% | $29,909 | Not published |
Interest is $598,780 x rate / 12 x 6. "From" rates are floors for the strongest deals. Wilshire Quinn Capital's bridge page gives 9% to 12% in one place and "usually about 7.5-11.5%" in another; its 60% cap would also limit this loan to $552,720.
Transfer tax in the City of Los Angeles
A purchase inside city limits pays two transfer taxes at recording. The county documentary transfer tax is $1.10 per $1,000, collected as $0.55 per $500 (LA County Registrar-Recorder). The city adds its base real property transfer tax of $2.25 per $500 or part thereof, which the Office of Finance describes as 0.45% (LA Office of Finance). On the $921,200 median price that is $1,013.65 to the county and $4,146.75 to the city, $5,160.40 in all.
Measure ULA adds a much larger tax at the top of the market. For transactions closing after June 30, 2026, the Office of Finance says sales above $5,400,000 and below $10,900,000 pay 4%, and sales of $10,900,000 or more pay 5.5% (Measure ULA FAQ). A $5,500,000 sale would owe $220,000 of ULA tax on top of $6,050 county and $24,750 base city tax, which matters for anyone flipping a high-end house or buying a small apartment building with bridge money.
Property tax: the 1% floor
The Los Angeles County Auditor-Controller says every bill carries a general 1% levy, limited to $1 per $100 of assessed value, plus voter-approved debt for your area (LA County Auditor-Controller). On a property assessed at the median value the 1% alone is $9,212 a year, about $768 a month of carry on a flip, before the voter-approved add-ons for its tax rate area.
Why most Los Angeles flips exit by sale, not DSCR refinance
Los Angeles has the lowest gross yield of the fifteen cities with pages on this site: twelve months of the $1,933 Census median rent is 2.52% of the median value. Lima One Capital, which lends in California, lists rental loans as low as 6.5% with a minimum ratio of 1.0 (Lima One). An 80% loan on the median value is $736,960, or $4,658.09 a month in principal and interest, and the median rent covers only 0.41 of it. At a 1.0 ratio the rent supports a loan of about $305,822. Mortgage Vintage quotes DSCR loans from 6.625%, which barely moves that answer. A Los Angeles hold usually needs extra units, an ADU or well-above-median rent to refinance out of a hard money loan.
California foreclosure: two tracks
The California Courts self-help guide says nonjudicial foreclosures are the most common kind in the state because most mortgages carry a power of sale clause, and they usually take about 4 to 6 months (California Courts). Court foreclosures take longer and can end in a deficiency judgment (California Courts), but after one the former owner has 3 months to buy the home back if the sale paid off the debt and 1 year if it did not. Bidding on a property that went through the court track can therefore leave a buy-back window open; ask your lender how it treats that risk.
Los Angeles in Census figures
The ACS counts 1,554,332 housing units in Los Angeles, more than any city on this site except New York. 64.0% of the 1,439,097 occupied homes are rented, the fourth-highest share of the fifteen, and 115,235 units (7.4%) were not occupied when surveyed.
National lenders that lend in California
8 of the 13 national lenders on this site say they lend in California: Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne and Griffin Funding. Groundfloor, RCN Capital and CoreVest do not publish a state list, and Upright and Ternus leave California off. Their rates and leverage are on the California hard money lenders page, and rental options are on DSCR loans in California.
Questions to ask a Los Angeles lender
- Which license do you lend under, DRE or CFL, and is the money yours or arranged from investors?
- Is your leverage measured on purchase price, current value or after-repair value? Several lenders above cap the loan at 60% to 65% of ARV.
- What is your minimum loan? Two of the fourteen start at $500,000.
- If the sale price is above $5,400,000, who pays the Measure ULA tax under the contract, and will you lend on that closing statement?
