Ratings and review counts are as shown on each lender's Google Maps listing on November 2, 2026. Terms are quoted from each lender's own website, read the same day. Listed alphabetically, not ranked. Confirm current terms with the lender before you rely on them.

They publish very different amounts of detail. Nationwide Bankers prints a full fix-and-flip sheet (rate, points, loan-to-cost, loan-to-ARV, minimum and maximum loan and a 600 credit floor), while Bay Area Lending Services describes itself only as a private direct hard money lender based in Tampa and RPM Realty Investments gives its loan-to-value limits: a 70% maximum and a 56% average. AHL HardMoney names its focus counties: Hillsborough, Pasco, Pinellas, Polk, Manatee and Citrus.

What Tampa hard money loans cost over six months

On a loan of $294,280, 70% of the $420,400 Census median value, held six months interest-only, the four Tampa lenders that publish pricing compare like this at the low end of each range:

LenderPricing as publishedInterest, 6 monthsPointsTotal
Birchwood Hard Money7.9% to 12.95% APR$11,624Not published$11,624
Nationwide BankersFrom 9.9%, plus origination from 1.5 points$14,567$4,414$18,981
DKC Lending10% to 12%, interest-only$14,714Not published$14,714
LendSimpliMostly 10% to 12% with 1 to 3 points$14,714$2,943$17,657

Interest is loan x rate / 12 x 6. Birchwood quotes an APR, which already folds in some fees, so it is not a pure note rate. LendSimpli's figures come from its FAQ, which says most projects are funded between 10% and 12% with 1 to 3 points.

How much each lender would lend on one Tampa flip

Take a house that would resell at the median value after a $60,000 renovation. The 70% rule caps the purchase at $234,280, for a total cost of $294,280. Nationwide Bankers lends up to 95% of cost but no more than 75% of ARV; here the cost cap binds at $279,566, leaving $14,714 for you to bring. DKC Lending funds up to 70% of the purchase price, $163,996 on this deal; ask how it funds the rehab before you count on draws.

At Nationwide Bankers' published floor of 9.9% and 1.5 points, six months of interest on that loan is $13,839 and the points are $4,193, leaving $108,088 of the resale price before Florida transfer taxes, closing and selling costs.

Florida documentary stamp tax on a Tampa purchase

Outside Miami-Dade, Florida's documentary stamp tax on a deed is 70 cents on each $100 or portion of the price (Florida Department of Revenue). Florida also taxes the loan: 35 cents per $100 on the note and 2 mills of nonrecurring intangible tax on the mortgage (Fla. Stat. 201.08, Fla. Stat. 199.133). Buying at the $420,400 median with a $315,300 loan (75%) that comes to:

Hillsborough County property tax on a Tampa property

The Hillsborough County Property Appraiser's Final 2025 millage table puts the total for a City of Tampa property at 19.8428 mills across all levies (Hillsborough County Property Appraiser). On a property assessed at the median value that is $8,341.91 a year, about $695 a month to carry while you renovate.

Foreclosure sales in Hillsborough County

Florida forecloses through the courts (Fla. Stat. 702.01). Under Fla. Stat. 45.031 the judgment sets a sale date not less than 20 or more than 35 days out, with notice for at least 2 consecutive weeks (Fla. Stat. 45.031). The Hillsborough Clerk runs those sales online every weekday at 10:00 a.m.; bidders post a 5% deposit before the sale, and the winner pays the balance, doc stamps and registry fees by 12:00 p.m. the next business day (Hillsborough Clerk).

From Fla. Stat. 45.031 and the Hillsborough County Clerk's foreclosure sales page. The sale itself is online at 10:00 a.m.

A next-day payment deadline leaves no time to apply for a loan after you win, so line up a hard money lender that will close a foreclosure purchase on that schedule before you bid. The Clerk says the deposit is forfeited if the winning bidder does not pay in time.
