Houston hard money lenders are spread across the city rather than clustered downtown: three of the eleven below sit on North Post Oak Road, one has a suite on Main Street downtown, one is on Heights Boulevard, one works from Bellaire and another from FM 1960. What sets this market apart is how much of it is published. Five of the eleven print a rate on their own site, two print their points, and eight state a leverage limit or a financing headline (one of them on a Spanish-language page), so you can compare real numbers before you call anyone.

Ratings and review counts are as shown on each lender's Google Maps listing on October 30, 2026. Terms are quoted from each lender's own website, read the same day; "None published" means its site gives no rates or leverage. Listed alphabetically, not ranked. Confirm current terms with the lender.

Read the leverage column closely, because the same word means different things. Priority Investor Loans will lend up to 100% of purchase plus renovation but stops at 70% of the appraised after-repair value; Simplending Financial funds up to 90% of the price and all of the renovation, capped at 75% of ARV; Binary Investments quotes a plain loan-to-value ceiling of 75%. Jet Lending says its 100% financing is a Texas product, and Catalyst Funding advertises 100% financing with no loan-to-cost requirement. Larry The Lender is the most candid about judgment: it may lend as much as 90% on attractive properties and 50% or nothing on others.

Specialties matter too. Axelrad Capital focuses on transactional (double-close) funding, Texas Funding Corporation cites more than 35 years in hard money lending, AMI Lenders states up to 80% of cost on its Spanish-language page, and Simplending Financial lends nationwide rather than only in Harris County. Tidal Loans quotes fix-and-flip loans of $75,000 to $5,000,000 and names Texas among its flagship markets.

Hard money loans in Houston: six months of interest at each published rate

To put the published rates on one footing, take a loan of $208,350, which is 75% of the city's $277,800 median home value, and hold it for six months with interest-only payments. The spread between the lowest and highest published rate is worth $4,584 over that half year, before points.

A DSCR loan in Houston on the median rent

Investors who plan to keep a Houston house often refinance into a DSCR loan, which qualifies on rent rather than income. The Census median gross rent here is $1,361 a month (table B25064). Lima One Capital lists 30-year rental loans as low as 6.5%, up to 80% of the purchase price, with a minimum ratio of 1.0 (Lima One). On an 80% loan against the $277,800 median value, that is $222,240 borrowed and $1,404.71 a month in principal and interest.

The rent covers that payment 0.97 times, just under the 1.0 line, and adding only the Harris County levy ($96.65 a month) drops it to 0.91 before school, city, insurance or HOA costs. At a 1.0 ratio on principal and interest alone, the rent supports a loan of about $215,325. Lenders with lower floors change the answer: New Silver lists a 0.75 minimum from 6.875% (New Silver), and Kiavi lists 0.8x (Kiavi). At New Silver's rate the same loan costs $1,459.96 and the rent covers it 0.93 times. The median rent is for all rented units in the city, so a specific house can rent for more or less.

Harris County property tax on a Houston home

The Harris County Tax Office lists every taxing unit on its own row. The county's row, HARRIS COUNTY - 040, shows an adopted rate of $0.4175 per $100 of value for 2026, up from $0.38096 in 2025 (hctax.net rate table). On the $277,800 median home that is $1,159.82 for 2026 against $1,058.31 for 2025, an increase of $101.51. City, school district, college and special district rows are billed on top, so treat the county figure as a floor when you budget carrying costs for a flip or the escrow on a rental.

Foreclosure postings and tax sales in Harris County

Mortgage foreclosure postings

The Harris County Clerk publishes foreclosure postings online, with images back to December 3, 2013; on October 30, 2026 the index reflected postings accepted through that date (Clerk search). Buyers can work from these postings before a sale.

Property-tax (constable) sales

Tax sales are a separate auction. The Tax Office says they run on the first Tuesday of each month at Bayou City Event Center from 10:00 am to 4:00 pm, with the eight constables selling at the same time in the order published in the Daily Court Review (hctax.net tax sales).

Short closings are where hard money earns its cost here: a lender that funds in days lets you bid or buy a posted property before a slower loan could close. Ask each Houston lender how quickly it has closed on a foreclosure or tax-sale purchase and whether it lends on a property you have not been able to inspect inside.

Houston in Census figures

$277,800median home value (B25077)
$1,361median gross rent (B25064)
57.9%of occupied homes rented (B25003)
1,040,576housing units (B25001)

Houston is a renter city: 57.9% of its 930,404 occupied homes are rented (B25003), and the ACS counts 1,040,576 housing units in total, so about 110,172 (10.6%) were not occupied when surveyed. Twelve months of median rent against the median value gives a gross yield of 5.88%, second only to San Antonio among the ten cities with their own page on this site. Those are citywide medians from the 2020 to 2024 survey, so a given block can differ widely.

National lenders that cover Texas

10 of the 13 national lenders on this site say they lend in Texas: Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding. Groundfloor, RCN Capital and CoreVest do not publish a state list. Their rates, leverage and closing times are compared on the Texas hard money lenders page, and 30-year rental options are on DSCR loans in Texas.

Questions to ask a Houston lender

  • Is the 100% financing Texas-only, and what ARV cap sits behind it? Jet Lending and Priority Investor Loans both tie their headline to a second limit.
  • Are payments interest-only, and is there a prepayment penalty? Jet Lending states interest-only payments with no early payoff penalty.
  • How many points, and are any fees due before closing? Axelrad Capital says no upfront fees on its creative loan page.
  • Will you lend on a posted foreclosure or a tax-sale property, and how fast can you close?

Frequently asked questions

What is the 70% rule for hard money loans?

It is a rule of thumb for flips: pay no more than 70% of the after-repair value minus the rehab budget. If a Houston house would resell at the city's $277,800 median value and needs $40,000 of work, the rule caps the price at $154,460.

Which Houston hard money lenders publish their rates?

Binary Investments lists 9.5%, Axelrad Capital from 9.99%, Jet Lending 10.5% to 13.9%, Priority Investor Loans 12.9% interest-only and Larry The Lender 12.99%, each on its own site.

Can I get 100% financing from a Houston hard money lender?

Some advertise it with limits. Jet Lending says it has 100% financing options in Texas, Catalyst Funding advertises 100% financing with no LTC requirement, and Priority Investor Loans lends up to 100% of purchase plus renovation but no more than 70% of the appraised ARV.

Do any Houston lenders skip the credit check?

Axelrad Capital's creative loan page says points from 1%, no upfront fees and no credit check. Other lenders in the table do not say.

How much is Harris County property tax on a median Houston home?

The county's own 2026 rate of $0.4175 per $100 comes to $1,159.82 on the $277,800 median value. City, school and other units add their own rates.
