Miami lenders publish high leverage. ICG10 Capital advertises up to 100% of cost plus 100% of rehab on fix-and-flip loans, Lendyx up to 95% of cost, and Ridge Street Capital 90% of the purchase and all of the rehab. At the other end, London Financial Company focuses on construction loans of $500,000 to $12,000,000 at 9% to 12% interest-only, and RP Capital Lending says it currently lends only in Florida.

The loan on one Miami flip, lender by lender

Take a house that would sell at the $518,100 median after a $70,000 renovation. Under the 70% rule the purchase price is $292,670 and total cost $362,670. Applying each lender's published leverage:

LenderPublished leverageLoanCash you bring
ICG10 Capital100% of cost plus 100% of rehab$362,670$0
LendyxUp to 95% of cost$344,536$18,134
Ridge Street Capital90% of purchase, 100% of rehab$333,403$29,267
Funded CapitalUp to 90% of cost$326,403$36,267
Hard Money Lenders IO85% of cost, max 75% of ARV$308,270$54,400

Purchase and rehab only; closing costs, doc stamps and interest reserves are extra. Hard Money Lenders IO's 75% of ARV cap would be $388,575, so its 85% of cost binds here.

Ridge Street Capital also publishes pricing: 10.5% to 11.75% with origination from 1.5%, on loans of $50,000 to $3,000,000. At its 10.5% floor, six months of interest on $333,403 is $17,504 and 1.5% origination is $5,001, which leaves $132,925 of the resale price before doc stamps, closing and selling costs.

Miami-Dade doc stamps and the surtax

Miami-Dade is the one Florida county with its own deed rate: 60 cents on each $100 instead of 70, plus a surtax of 45 cents on each $100 unless the deed transfers only a single-family dwelling (Florida Department of Revenue). The statute counts a condominium unit as a single-family residence for this purpose (Fla. Stat. 201.031), so the surtax applies to deeds for other property, such as a duplex or a commercial building. Loans pay the statewide 35 cents per $100 on the note and 2 mills of intangible tax (Fla. Stat. 201.08).

City of Miami property tax

The Miami-Dade Property Appraiser lists the City of Miami operating millage at 7.1080 for 2025 and the same figure proposed for 2026, and school millage totaling 6.6330 for 2025 (Miami-Dade Property Appraiser). Those two alone come to $7,119.21 a year on a property assessed at the median value; countywide, water management and Children's Trust levies are added on top, so treat the figure as a floor for carrying costs.

A DSCR loan in Miami on the median rent

Miami's Census median rent is $1,758, which is 4.07% of the median value over a year. Lima One Capital, which lends in Florida, lists rental loans as low as 6.5% with a 1.0 minimum ratio (Lima One). On an 80% loan of $414,480 the principal and interest is $2,619.80 a month, which the median rent covers 0.67 times. Ridge Street Capital quotes DSCR loans at 6.0% to 7.99%; at 6.0% the same loan costs $2,485.02 and coverage rises to 0.71. Either way the median unit does not reach 1.0, so a Miami refinance usually depends on a property renting well above the citywide median.

How Miami-Dade foreclosure auctions work

Florida foreclosures go through the courts, and the Miami-Dade Clerk sells the properties through its Online Foreclosure Auction; bidders must register on the official foreclosure and tax deed sales site before they can bid (Miami-Dade Clerk). State law sets the timing: a sale not less than 20 or more than 35 days after the judgment, notice for at least 2 consecutive weeks, and a deposit of 5 percent of the final bid at the sale (Fla. Stat. 45.031). With a deposit due at the sale itself, arrange financing before the auction rather than after it.

National lenders in Florida

Beyond the Miami lenders, Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding say they lend in Florida; Groundfloor, RCN Capital and CoreVest do not publish a state list. Their terms are on the Florida hard money lenders page, and 30-year rental options on DSCR loans in Florida.
