Ratings and review counts are as shown on each lender's Google Maps listing on October 30, 2026. Terms are quoted from each lender's own website, read the same day; "None published" means its site gives no rates or leverage. Listed alphabetically, not ranked. Confirm current terms with the lender.
Capella Mortgage publishes the most: 9% to 14% with most loans at 12% to 14%, typically 3 to 4 points, and loans of $50,000 to $35 million. Lantzman Lending starts at 8% and funds up to 90% of cost on flips. Rehab Lend lists 9.99%, a $100,000 minimum and 0.75 to 1.5 points on long-term loans. 5th Bridge Funding lends up to 80% of as-is value at fixed rates that depend on leverage, and Alpha Funding lends $2M to $100M+ from 6.5% for up to 5 years, with 1.5 to 2.75 points on bridge loans.
Hard money loans in Las Vegas: a flip on the median home
Take a house that would sell for the $427,900 Census median value after an assumed $55,000 rehab. The 70% rule caps the purchase at $244,530. Lima One Capital, which says it lends in Nevada, publishes rates as low as 7.75% and leverage up to 95% LTC, 75% of ARV, 100% of rehab; origination can be deferred to the exit, but the amount is not stated (Lima One).
At 95% of cost the loan is $284,554 and you bring $14,976. Six months of interest at the starting rate is $11,026, leaving $117,344 from the resale before origination, closing and selling costs. The same loan priced at the other published Las Vegas rates:
| Lender | Rate used | Interest, 6 months | Points |
|---|---|---|---|
| Lima One Capital (national) | 7.75% | $11,026 | Not published |
| Lantzman Lending | 8% | $11,382 | Not published |
| Rehab Lend | 9.99% | $14,213 | Not published |
| Capella Mortgage | 12% | $17,073 | $8,537 |
Capella's 12% is the low end of the range where it says most of its loans fall; Lantzman's and Rehab Lend's are their published starting rates. Lantzman and Rehab Lend do not publish points on flips. Alpha Funding Corp. is left out because its loans start at $2M, several times the price of a median Las Vegas house.
Clark County real property transfer tax
Nevada's Department of Taxation sets a general rate of $1.95 for every $500 of value in all counties and adds $0.60 in Clark County (Nevada Department of Taxation), for $2.55 per $500. The statutes reach the same total by a different path: $1.25 per $500 in counties of 700,000 or more people plus an additional $1.30 statewide (NRS 375). On the $427,900 median price that is 856 units of $500 (rounded up) at $2.55, or $2,182.80, about half a percent.
How Nevada trustee sales work
NRS 107.080 lets the trustee sell an advertised property at public auction, at the time and place in the notice, at a public location in the county where the property sits, to the highest cash bidder (NRS 107.080). "Highest cash bidder" is the key phrase for investors: you need funds in hand at the sale, so a hard money lender has to commit before the auction, not after.
Private money lenders in Las Vegas by deal size
Smaller residential deals
Capella Mortgage from $50,000; Granite Street, whose site shows an example funding acquisition at 70% of purchase; 5th Bridge Funding at up to 80% of as-is value; and Mojave Capital, which does not publish terms.
Larger and national programs
Rehab Lend from $100,000 and nationwide; Lantzman Lending with flip, construction, DSCR and commercial loans; Alpha Funding Corp. from $2M up to $100M+ for commercial and bridge loans.
What to ask a Las Vegas lender
- Can you issue a proof-of-funds letter or a commitment before a trustee sale, given that NRS 107.080 sells to the highest cash bidder?
- Are your points charged at closing or, like Lima One's origination, deferred to the exit, and how much are they?
- Is the rate fixed for the term? 5th Bridge Funding says its fixed rates depend on loan-to-value, so ask what leverage gets which rate.
- Do you require a minimum loan? Rehab Lend starts at $100,000 and Alpha Funding Corp. at $2M, which rules some deals out.
Bring the answers back to the transfer tax and interest figures above and you have most of the cost of a Las Vegas flip on one page, before insurance, utilities and the agent's commission on the resale.
Las Vegas in Census figures
Las Vegas is close to an even split: 43.4% of its 247,741 occupied homes are rented. The ACS counts 267,654 housing units, 19,913 of them (7.4%) unoccupied when surveyed. The $1,563 median rent equals 4.38% of the median value over a year, a thin margin for a single-family rental financed at 80%.
National lenders that lend in Nevada
Nevada has the thinnest national coverage of the cities here: only Lima One Capital, Kiavi, Easy Street Capital and Griffin Funding say they lend in Nevada, and Groundfloor, RCN Capital and CoreVest do not publish a state list. LendingOne, Express Capital Financing and Ternus exclude Nevada by name. See the Nevada hard money lenders page for the national lenders' full terms.
