Dallas hard money lenders publish more numbers than most markets: nine of the ten lenders below print a rate, six print their points, and all ten give a leverage limit. Two sit on Preston Road and Dallas Parkway in far north Dallas; the others are in Las Colinas and Irving, Addison, Plano, on Merit Drive, Lemmon Avenue and West Twelfth Street, and downtown on Young Street. Crebrid lists the lowest starting rate at 7.73% and DFW Investor Lending the highest at 13.99%, so the spread on the same loan is real money.

Ratings and review counts are as shown on each lender's Google Maps listing on October 30, 2026. Terms are quoted from each lender's own website, read the same day; "None published" means its site gives no rates or leverage. Listed alphabetically, not ranked. Confirm current terms with the lender.
Hard money loans in Dallas: what the rate spread costs
Rates alone understate the gap, because points are paid up front. The four lenders that publish both a starting rate and points are compared below on a loan of $224,490 (70% of the $320,700 median home value) held for nine months with interest-only payments, using the low end of each published range.
| Lender | Rate | Points | Interest, 9 months | Points paid | Total |
|---|---|---|---|---|---|
| Crebrid (formerly Wildcat Lending) | 7.73% | 1.5 | $13,015 | $3,367 | $16,382 |
| Longhorn Investments | 10.99% | 1.99 | $18,504 | $4,467 | $22,971 |
| Ceasons Holdings | 12% | 2 | $20,204 | $4,490 | $24,694 |
| DFW Investor Lending | 13.99% | 2 | $23,555 | $4,490 | $28,044 |
Interest is loan x rate / 12 x 9; points are loan x points / 100. Avondale Private Lending (10% to 11%, 1% to 1.5% origination) is left out because its loans start at $500,000. Bosse Lending's up-to-1% origination applies to its transactional funding.
On these figures the cheapest and most expensive published options differ by $11,662 on one loan. A starting rate is the lowest a lender offers, so treat the table as the floor of each lender's pricing, not a quote.
Private money lenders in Dallas and what each one does
Specialists
Avondale Private Lending lends on new construction only, from $500,000 to $10 million at 10% to 11% with up to 90% loan-to-cost. Bosse Lending offers transactional funding up to 100% of the purchase price from 12%, for double closings. HiFi Hard Money keeps to Dallas-Fort Worth and caps loans at 70% of ARV.
Broader programs
Longhorn Investments lends in metros across Texas and several other states, from 10.99% interest-only with origination as low as 1.99%. Crebrid (formerly Wildcat Lending) claims nationwide reach and up to 90% loan-to-cost. Capital Fund 1 offers flip, bridge, construction and DSCR loans up to 92.5% loan-to-cost from 9.75%. Investmark Mortgage lends across Texas, naming DFW, San Antonio and Houston.
Leverage limits are written three ways here, and they do not compare directly. Ceasons Holdings and RNC Bridge state 70% loan-to-value; DFW Investor Lending states 73% on flips and 75% on rentals; Longhorn caps rentals at 75% of ARV without exceeding 100% of cost. A 90% loan-to-cost offer can lend more on a cheap purchase with a big rehab, while an ARV cap protects the lender when the resale estimate is thin. RNC Bridge's site says it is operated by REALM Nexus Corporation, a detail worth knowing when you check licensing.
A Dallas flip worked on the city's own numbers
Suppose a house would resell at Dallas's $320,700 Census median value and needs an assumed $45,000 of work. The 70% rule caps the price at $179,490. Easy Street Capital, which says it lends in Texas, publishes rates starting at 8.90%, up to 93% LTC (90% of purchase, 100% of rehab), up to 75% of ARV, and 0 to 2 points plus a $1,995 document fee (Easy Street).
- Loan: 90% of $179,490 plus all of the $45,000 rehab = $206,541, inside the 93% cost and 75% ARV limits.
- Your cash for price and rehab: $17,949.
- Six months of interest at 8.90%: $9,191.
- Points: $0 at 0 points or $4,131 at 2 points, plus the $1,995 document fee.
- Left from the resale before selling costs and taxes: $80,893 to $85,024.
The rehab figure and the six-month hold are assumptions; change either in the fix and flip calculator. City of Dallas property tax adds about $1,119 over those six months on a house valued at the median, before county and school rates.
Dallas County foreclosure sales at the George Allen Courts Building
The Dallas County Clerk says substitute trustee sales are held on the first Tuesday of every month, on the north side of the George Allen Courts Building at 600 Commerce Street, at the times printed on each notice (County Clerk). Every notice of sale must be posted 21 days before that first Tuesday, and the Clerk's office does not produce a list of the properties, so buyers read the posted notices themselves.
That 21-day window is the practical deadline for financing: if you plan to bid, line up a lender that can close a cash-equivalent purchase on sale day. Ask the Dallas lenders above whether they fund trustee-sale purchases and what they need before the sale.
City of Dallas property tax on the median home
The Dallas County tax office rate table lists the City of Dallas at $0.697800 per $100 of value, made up of $0.507500 for maintenance and operations and $0.190300 for debt (Dallas County tax rates). On the $320,700 median home that is $2,237.84 a year, or $186.49 a month in a rental escrow. The county, school district and other units add their own rows.
Dallas housing in Census figures
Of 533,915 occupied homes, 307,300 are rented, a 57.6% share, and 56,322 of 590,237 housing units (9.5%) were vacant when surveyed. The median rent of $1,472 is 5.51% of the median value over a year, which matters if your exit is a refinance into a rental loan rather than a sale.
National lenders that lend in Texas
Beyond the Dallas lenders, Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding say they lend in Texas, and Groundfloor, RCN Capital and CoreVest do not publish a state list. Compare them on the Texas page; for long-term rental loans see DSCR loans in Texas.
