San Diego hard money loans: published starting rates

Seven of the nine lenders print a starting rate for short-term loans (Key Real Estate Capital publishes only a DSCR rate, from 5.875%). The spread from lowest to highest is almost three points, which on a San Diego loan size is real money:

Each lender's lowest published rate, from its own site. Starting rates apply to the strongest deals; Proptero's 6.99% is from one program panel on its homepage and Weldon's is a typical figure. Wilshire Quinn's 9% is the low end of its stated 9% to 12%; the same page also says usually about 7.5% to 11.5%.

Loan Goat publishes separate ranges by product: 9.00% to 13.00% on bridge loans and 9.99% to 12.00% on fix and flip, while Source Capital Funding quotes 8.99% to 11.99% on first mortgages and Wilshire Quinn Capital 9% to 12%. North Coast Financial adds that points start at 1.5, and Weldon Financial that its origination fee is typically 2%.

Fix and flip loans in San Diego: how much each lender covers

A house that would sell at the $906,700 median after a $120,000 renovation can be bought for $514,690 under the 70% rule, a total cost of $634,690. Three lenders publish leverage that applies directly:

LenderPublished leverageLoanCash you bring
Lantzman Lending90% of cost, 100% of rehab$571,221$63,469
Proptero Funding90% of purchase, 100% of rehab$583,221$51,469
SD Equity Partners100% of purchase (rehab not stated)$514,690$120,000

Six months of interest at Lantzman's 8% floor on its $571,221 loan is $22,849; at Proptero's 6.99% on $583,221 it is $20,384. SD Equity Partners' quoted limit covers the purchase price only, so the $120,000 renovation would be yours unless it agrees to fund draws.

Documentary transfer tax and property tax in San Diego

The San Diego County Recorder collects documentary transfer tax under Revenue and Taxation Code 11911 at $0.55 per $500 or fractional part of the value (San Diego County Recorder). On the median price that is $997.70. Confirm with escrow whether a city transfer tax also applies to the address.

For property tax, the Auditor and Controller's tax rate book describes a 1% countywide rate on real property under Proposition 13 (San Diego County Auditor and Controller), with voter-approved rates added by tax rate area. The 1% alone on a property assessed at the median value is $9,067 a year.

San Diego rents and the DSCR refinance

San Diego has the highest Census median rent of the fifteen cities with pages on this site, $2,313 a month, but against a $906,700 median value that is a gross yield of just 3.06%. With Lima One Capital's published rental terms (as low as 6.5%, 1.0 minimum ratio; Lima One), an 80% loan of $725,360 costs $4,584.77 a month and the median rent covers 0.50 of it. Lantzman Lending's DSCR loans start at 6%, which brings the payment to $4,348.90 and the coverage to 0.53. The rent supports about $365,942 at 1.0, so plan the exit as a sale unless the property has extra units.

If you are buying a foreclosure in San Diego County

Most California foreclosures skip the courthouse. The state courts' self-help guide explains that lenders can use the power of sale clause in most mortgages to foreclose without a lawsuit, which is why nonjudicial foreclosure is the most common route (California Courts). The guide also notes the trade-off for lenders: after a nonjudicial sale they usually cannot get a court order for any shortfall, while a judicial foreclosure allows a deficiency judgment (California Courts) but gives the owner a right to buy the home back afterward, 3 months or 1 year depending on whether the sale covered the debt (California Courts). Check which route a property went through before you bid or close.
