CrossCountry Mortgage does offer a DSCR loan: it calls it the Signature Expanded Investor Cash Flow loan, a non-QM mortgage that qualifies you on the rental's cash flow (CrossCountry Mortgage). It is one of a short list of banks and large mortgage companies that publish a DSCR product on their own site. Most DSCR lending still comes from private investor lenders, listed on DSCR lenders.

Read November 2, 2026. "Type" is how each company presents itself on its site. If your own bank is not here, ask for an "investor cash flow" or "non-QM DSCR" loan by name; some banks keep these products off their public pages.

The CrossCountry Mortgage DSCR loan

CrossCountry Mortgage files DSCR loans under its non-QM programs and names its product the Signature Expanded Investor Cash Flow loan. Its DSCR page lists the criteria most borrowers should expect, while noting that requirements vary by lender:

1.0+DSCR
620+credit score
15%down payment
$100,000 to $3,000,000loan amount

Those are presented as industry norms, not as CrossCountry's own program limits, so confirm the actual numbers with a CrossCountry loan officer, which is the route its page gives for applying (its DSCR page). The page does not publish a rate.

The banks that publish numbers are not far from the private lenders. CF Bank's .75 ratio floor matches New Silver and LendingOne, and its 660 minimum FICO matches Upright, RCN Capital and Lima One. Farm Bureau Bank's $3 million ceiling matches Upright's $3,000,000 per property and is below Griffin Funding's $4,500,000, and it offers options below a 1.0 ratio and with no ratio at all, as Griffin Funding and Easy Street Capital do.

The bigger difference is eligibility. Farm Bureau Bank serves Farm Bureau members and others in participating states, does not allow first-time home buyers on its DSCR loan and is not available in all states (Farm Bureau Bank). Private lenders publish state lists instead; see DSCR lenders by state.

Who offers DSCR loans with the most published detail

  • CF Bank: three numbers on one page, loans up to $2.5 million, 660 minimum FICO and a ratio as low as .75 (CF Bank).
  • Farm Bureau Bank: up to $3 million, short-term rentals allowed, title in an LLC, S corporation, C corporation or revocable trust, and no limit on the number of financed properties.
  • Angel Oak Mortgage Solutions: 680 FICO up to 75% LTV, 85% LTV at 720, and loans of $100,000 to $3 million (Angel Oak). It works through mortgage brokers: its site offers a broker login and wholesale account executives, so you reach it through a broker.
  • New Omni Bank: a positive ratio, 660+ credit on its 2 to 4 unit rental mortgage and 700+ on its Cashflow Qualified Mortgage for experienced investors; its investor page is aimed at buyers in California markets.

The downsides CrossCountry Mortgage lists

CrossCountry's own DSCR page is candid about the trade-offs: borrowers are typically required to put down 15% or more, and many DSCR loans include fees for early repayment, which limits flexibility (CrossCountry Mortgage). Both apply at private lenders too; the difference is that private lenders publish their prepayment choices, compared on DSCR loan requirements.

How lenders calculate the ratio

Bank and private lenders use the same basic formula. New American Funding states it as DSCR = gross monthly rent / monthly PITIA (New American Funding). A rental bringing in $2,000 a month against a $1,700 payment has a ratio of 1.18, enough for every published minimum on 1 to 4 unit rentals; Upright's 1.25x for 5 to 10 units is higher. What differs is which rent goes in: Angel Oak Mortgage Solutions offers an automated rental valuation in place of the appraiser's rent schedule (a "1007 waiver", 75% max LTV, 1 unit only) and an AirDNA report for short-term rentals, and allows up to 6% seller concessions (Angel Oak).

Worked example: the down payment at a bank and a private lender

Take a $300,000 rental purchase. The published leverage sets the smallest down payment at each lender:

Lender and tierLoan-to-valueLoan on $300,000Down payment
Angel Oak Mortgage Solutions, 680 credit75%$225,000$75,000
Angel Oak Mortgage Solutions, 720+ credit85%$255,000$45,000
CrossCountry Mortgage (15% or more down, per its page)85%$255,000$45,000
Most private DSCR lenders80%$240,000$60,000
Express Capital Financing, Visio Lending85%$255,000$45,000

Angel Oak Mortgage Solutions' credit tiers matter more than the lender choice: at 680 the down payment is $75,000, at 720 it is $45,000. A borrower in the high 600s gets more leverage from a private lender at 80% than from Angel Oak's first tier, while a 720+ borrower matches Express Capital Financing and Visio Lending at 85%. Loan size works the other way: Angel Oak and Farm Bureau Bank go to $3 million and CF Bank to $2.5 million, while most private lenders start at $50,000 to $150,000, so a bank product rarely fits a small loan better.

When a bank DSCR loan makes sense

  • You already bank there. Farm Bureau Bank serves Farm Bureau members and others in participating states; an existing relationship can make the file simpler.
  • You need a large loan. The bank ceilings above run from $2.5 million to $3 million.
  • You want a short-term rental financed. Farm Bureau Bank allows short-term rentals.
  • You want published rates first. Then start with the private lenders, 8 of which publish a starting rate.

What a bank will ask for

New American Funding's DSCR page lists the documents to gather: a property appraisal, a rent schedule and proof of down payment funds (New American Funding). It says lenders generally want a 620+ score, 20% to 25% down and 3 to 12 months of cash reserves, and that most lenders require a ratio of 1.0, with 1.25 or higher getting the best terms. The private lenders' requirements are compared on DSCR loan requirements.

How to ask your bank about a DSCR loan

  1. Use the product names. DSCR, investor cash flow and non-QM rental loan all describe the same idea.
  2. Ask for the ratio formula. Most lenders divide rent by principal, interest, taxes, insurance and dues; ask which rent figure they use.
  3. Ask about entity title. Farm Bureau Bank allows LLCs and corporations; others may not.
  4. Ask for a written rate quote. None of the bank pages above publishes a rate, while 8 of 13 private DSCR lenders do (see DSCR loan rates).
  5. Compare against a private lender on the same property, using the DSCR calculator.
