A DSCR lender makes 30-year rental loans that it sizes on the property's rent instead of your tax returns. Almost all of them are private, non-bank lenders that specialize in investors; a few banks and large mortgage companies publish a version too, covered on banks that offer DSCR loans. This page is the index: who the lenders are, which one fits which file, and a page for each state.

Read from each lender's own website on November 2, 2026. Rates are advertised starting rates; your rate depends on credit, leverage and the ratio itself. Full terms, loan-to-value and prepayment rules are on DSCR loans compared, and rates alone on DSCR loan rates.

Which DSCR lender fits your file

The lender list is long, but most files are ruled in or out by one number. Start with the one that is tight for you:

Thin cash flow (ratio under 1.00)
New Silver (0.75); LendingOne (0.75); Kiavi (0.8x); CoreVest (0.80x); Upright (0.90x). Easy Street Capital and Griffin Funding publish no minimum at all.
Credit in the 620s
Griffin Funding (620). The next published floors are Easy Street Capital and CoreVest at 640, then Express Capital Financing at 650.
A small loan
Express Capital Financing ($50,000); RCN Capital ($70k); Ternus ($70,000 single-family); CoreVest ($75K). New Silver starts at $150,000.
Most leverage on a purchase
Express Capital Financing (85%); Visio Lending (85%). Most others stop at 80%; Griffin Funding allows 15% down at 740+ credit on loans up to $1M.
Larger single loans
Griffin Funding ($4,500,000); Easy Street Capital ($3.5M+). Upright goes to $5,000,000 on a cross-collateralized portfolio.

The minimum ratio decides how much rent you need

The same $2,000 rent goes much further at a lender with a low minimum. Divide the rent by the minimum and you get the largest monthly payment the lender will accept, before it looks at anything else:

Rent divided by each lender's lowest published minimum, read from its own DSCR page on November 2, 2026. Easy Street Capital and Griffin Funding publish no minimum.

At New Silver or LendingOne the $2,000 rent can carry a payment of $2,666; at Groundfloor's 1.1 the ceiling is $1,818. Lenders price the loan off the ratio as well, so clearing a low floor does not mean the best rate. Run your own numbers with the DSCR calculator.

What sets each DSCR lender apart

One line per lender, from its own DSCR page, on the term that most often decides whether it is the right one:

  • Easy Street Capital: No minimum ratio, a 640 floor and properties up to 10 units including mixed use; its 5.75% starting rate is dated September 2025, and it quotes as little as 30 days to close.
  • Griffin Funding: The lowest published credit floor, 620, and the largest single-property loans here, to $4,500,000; 15% down at 740+ credit on loans up to $1M, and closings in as few as 6 days.
  • Upright: A 0.90x minimum on long-term rentals but 1.15x on short-term rentals and 1.25x on 5 to 10 units; it does not finance short-term rental purchases.
  • RCN Capital: A 1.00 minimum, 660 credit and loans of $70k to $1.5M on properties with an as-is value of $115k or more.
  • Express Capital Financing: The highest purchase leverage, 85%, and the smallest minimum loan, $50,000, with a starting rate of 6.25%+.
  • Kiavi: A 0.8x minimum, up to 80% LTV and no prepayment penalty after year 3; its DSCR page does not state a credit floor.
  • Lima One Capital: One rental, one loan on 1 to 9 units, a 1.0 minimum ratio (its best rates start at 1.2), loans of $85k to $2.5M, 660 credit and rates as low as 6.5%.
  • New Silver: A 0.75 minimum and 660 credit, but loans start at $150,000, the highest minimum here, on 1 to 8 units.
  • LendingOne: A 0.75 minimum, 80% on purchases and 75% on cash-out, with prepayment from 5 years down to none.
  • CoreVest: A 0.80x minimum, credit typically 640, and loans from $75K to $3M+ on 1 to 4 unit rentals.
  • Ternus: Its minimum ratio depends on credit: 1.00x at 680+ and 1.15x at 660 to 679, with loans from $70,000 on single-family homes and a $115,000 minimum value.
  • Groundfloor: A 1.1 minimum ratio, the highest base floor among these lenders, with 660+ credit and 20% down.
  • Visio Lending: A 680 credit floor, 85% LTV purchase loans, an entity required in eight states, and its map says zero prepayment penalty is required in five.

DSCR lenders by state

Each state page lists the lenders that say they lend there, the state's Census rent, and the taxes and landlord rules that change the math. Highest median rent first:

Rates: where DSCR lenders sit against the market

Freddie Mac's weekly survey put the 30-year fixed average at 7.24% for the week of October 29, 2026 (Freddie Mac PMMS). All 8 lenders that publish a DSCR starting rate advertise one below that, from 5.75% (Easy Street Capital, a figure its FAQ dates to September 2025, over a year earlier) to 6.875% (New Silver). Those are floors for the strongest files, and a survey of owner-occupied loans is not a like-for-like comparison, but it shows the advertised gap is not large.

How to choose between DSCR lenders

  • Prepayment. Kiavi has no prepayment penalty after year 3; LendingOne offers 5 years down to none; Visio Lending's map says zero prepayment penalty is required in MD, NM, OH, PA and RI (Visio). Ternus's page says both "no prepayment penalty" and "contact for current prepay structure".
  • Short-term rentals. Upright does not finance short-term rental purchases and refinances them at 1.15x; Easy Street Capital requires no short-term rental history. See DSCR loans for short-term rentals.
  • Speed. Griffin Funding says it can close in as few as 6 days; Easy Street Capital says as little as 30 days.
  • Entity rules. Visio Lending requires an entity in GA, HI, IL, MA, NJ, NY, PA and VA; Ternus lends to LLCs, LPs and corporations with an individual guarantor. More on DSCR loans for an LLC.
