Austin's hard money lenders are a mix of local balance-sheet lenders and national investor lenders with Austin offices; Easy Street Capital, one of the national lenders compared on this site, also has an Austin Google listing. What sets Austin apart from Houston, Dallas and San Antonio is price: the Census median home value is $555,300, sixth-highest of the sixteen cities with their own page on this site, so loan maximums and minimums matter more than in the rest of Texas.

Three of the six say they are direct lenders, not brokers: Little City Investments ("We are not brokers"), Loan Ranger Capital (a direct, balance-sheet lender) and HouseMax Funding (a direct lender it says is backed by a $600 Billion Wall Street fund). Boardwalk Funding says it holds and services every note itself. Little City lends on Texas properties only, while Park Place Finance lends across 46 states.
Hard money loans in Austin: what six months of interest costs
At the low end, Loan Ranger Capital's 8.50% flip rate is $12,750 of interest over six months on $300,000; at Little City Investments' 11% it is $16,500. Points close some of that gap or widen it: Little City charges a 2 to 3 point origination fee plus $350 for documents and $399 for processing, $6,749 to $9,749 on this loan; Park Place Finance's bridge loans carry 1 to 3 points, $3,000 to $9,000; Boardwalk Funding says origination is typically 2 to 3 points.
Loan sizes: who fits an Austin deal
- Small loans: HouseMax Funding does not fund loans below $85,000 or credit under 640; Park Place Finance starts its bridge and rental loans at $100,000.
- Mid-size: Little City Investments starts at $150K and lends up to 75% of value.
- Larger Austin houses: Boardwalk Funding specializes in $250K to $950K flips and $250K to $1.25M new construction; Park Place Finance goes to $5,000,000.
A flip on the Austin median value
A house that would resell at the $555,300 Census median after $60,000 of work can be bought for about $328,710 under the 70% rule, $388,710 all in. Park Place Finance's fix-and-flip program lends up to 93% of cost and 75% of ARV, so the cost cap binds: a loan of about $361,500, leaving $27,210 for you to bring. Six months at its 8.99% bridge rate on that loan is $16,249 of interest. Run your own deal in the fix and flip calculator.
Austin rents and a DSCR refinance
Austin's $1,729 median gross rent is 3.74% of the median value over a year, eleventh of the sixteen cities on this site and below Houston, Dallas and San Antonio. An 80% loan on the median value ($444,240) at 6.5%, Loan Ranger Capital's rental rate and Lima One's advertised starting rate, costs $2,807.90 a month in principal and interest, so the median rent covers it only 0.62 times before taxes. Park Place Finance accepts a ratio as low as .75 on rentals; at that floor the median rent supports about $364,728 at 6.5%. In Austin the refinance usually works on below-median purchases, larger down payments or multi-unit property; compare rental lenders on DSCR loans in Texas.
Travis County recording fees and Texas taxes
The Travis County Clerk charges $25.00 for the first page of a document recorded in the Official Public Records and $4.00 for each additional page (Travis County Clerk). A 4-page deed costs $37 to record and a 15-page deed of trust $81 (example page counts). Texas has no real estate transfer tax, and Article 8, Section 29 of the Texas Constitution says no law enacted after January 1, 2016 may impose a transfer tax on a transaction that conveys fee simple title to real property. The section still allows general business taxes, mineral production taxes and the tax on title insurance. (Texas Constitution, Art. 8, Sec. 29).
Foreclosure in Austin
Judicial foreclosure is rare in Texas; most lenders foreclose without a lawsuit under a deed of trust with a power of sale, under Section 51.002 of the Texas Property Code (Texas State Law Library). For a hard money borrower that means default moves quickly. If you plan to buy at a foreclosure sale, see hard money loans for auction properties for lenders' closing times.
Austin in Census figures
Austin is a renter city: 257,933 of 456,113 occupied homes are rented. Only 26,958 of its 483,071 housing units (5.6%) were unoccupied when surveyed, the lowest share of the sixteen cities with pages here.
National lenders that cover Texas
10 of the 13 national lenders on this site say they lend in Texas: Lima One Capital, Kiavi, Easy Street Capital, New Silver, Sherman Bridge, Express Capital Financing, LendingOne, Upright, Ternus and Griffin Funding. Groundfloor says it lends in 35 states for most products, with DSCR loans in all 50, without naming the 35; RCN Capital says only that geographical restrictions may apply; and CoreVest has a Texas DSCR page but no full state list. Their rates and leverage are on the Texas hard money lenders page; for the other Texas cities see Houston, Dallas and San Antonio.
